Total Restumping restores solid, level foundations for homes across regional Victoria & Queensland — restumping, reblocking, house levelling and house raising with fixed written quotes and every permit or approval handled for you.
Older regional homes — Victorian weatherboards and Queenslanders alike — were built on timber stumps that are now 60–100 years old. We replace them properly — engineered, approved and levelled.
Every stump replaced with concrete or galvanised steel, floors re-levelled, permit and engineering included.
When only a section has failed — wet areas, chimney corners, southern walls — we replace what's needed and prove the rest.
Jacking and packing to bring floors back to level, with adjustable stumps where future movement is likely.
The same job by its Melbourne name — replacing the blocks (stumps) your home stands on.
Bearers, joists and ant caps — fixed to F17 hardwood standards while the floor is up and access is easy.
Bearers, joists & costs →Buying an older weatherboard? We'll inspect the subfloor and tell you what it needs before you sign.
Brick home on a slab or strip footings with cracking? That's underpinning, not restumping — we do both, engineered and permitted.
Costs, signs & process →Engineered drilled footings for extensions, second storeys and new additions — designed to your soil, inspected before the pour.
When you need them →Honest numbers, because nobody should get a surprise. Your fixed quote depends on stump count, material and access — the calculator gives you a realistic range in 30 seconds.
| Job | Typical range | Notes |
|---|---|---|
| Full restump — 2BR cottage (28–35 stumps) | $9,000–$15,000 | Concrete stumps, standard access |
| Full restump — 3BR weatherboard (40–60 stumps) | $12,000–$22,000 | Most common regional job |
| Partial restump (per section) | $3,000–$7,000 | Priced by stump count |
| Concrete stump (installed) | $80–$150 each | The regional standard |
| Galvanised steel stump (installed) | $180–$300 each | Best in reactive clay |
| Permit + engineering | $1,200–$2,000 | Mandatory in Victoria — we arrange it |
We crawl the subfloor, check every stump, and photograph what we find — you see exactly what we see.

Yes — in Victoria restumping requires a building permit and engineering computations. In Queensland it needs building approval from a private building certifier under the Building Act, and the contractor must be QBCC-licensed. We arrange it all as part of every job, so you don't chase paperwork.
Almost always, yes. Most restumps take 3–7 working days and the house remains supported and safe throughout.
Concrete is the regional workhorse; galvanised adjustable steel earns its premium in highly reactive clay (very relevant in the Wimmera and Latrobe Valley). We'll recommend what suits your soil — see the comparison guide.
